You probably moved to Northgate for the schools. Maybe for the big lot, the quiet cul-de-sac, or the trailhead a few blocks away.
And then life happened. Soccer seasons, graduations, a few remodels. Now the kids are grown, the house is still full of their stuff, and you’re starting to wonder whether this home still fits the life you’re living.
If that’s where you are, you’re not alone. A conversation I have regularly with Northgate homeowners starts with, "We love it here. We just don’t know if we need all this anymore." Let’s talk about what makes Northgate special, and how to think about your next step.
THE SHORT ANSWER
Northgate sits on the north and east side of Walnut Creek, close to Shell Ridge Open Space and the city-owned Boundary Oak Golf Course. It’s known for single-family homes, larger lots and the Northgate High School attendance area, which keeps buyer interest steady. If your home feels too big for this season, your options include staying and adapting, rightsizing within Walnut Creek, or selling to fund a new chapter.

What Makes Northgate, Northgate
The schools. Northgate High, Foothill Middle and the neighborhood elementary schools are part of Mt. Diablo Unified, and the high school is a big reason families seek out this area. Even if your kids graduated years ago, that school path still shapes who buys here and how they shop.
The open space. Shell Ridge Open Space is the largest of Walnut Creek’s four open space areas, with about 1,420 acres and 31 miles of trails. Many Northgate streets back up to it or sit a short walk from a trailhead.
The space itself. Homes here are mostly single-family, often with bigger floor plans and lots than you’ll find closer to downtown. You’ll see classic ranch homes, a small pocket of Eichlers, and newer custom homes.
The golf course. Boundary Oak, owned by the city of Walnut Creek, is a public 18-hole course right on the edge of the neighborhood.
When Your Northgate Home Starts to Feel Too Big
The same features that made Northgate perfect for raising a family can feel like a lot once the house is quieter. The big yard takes your whole Saturday. The upstairs sits empty. The drive into downtown feels longer than it used to.
None of that means you have to move. It just means it’s worth asking a few honest questions:
How many rooms do we actually use most weeks?
Is the yard a joy or a chore right now?
Would we rather be closer to downtown, BART or family?
Are stairs becoming something we think about?
If You Stay
Plenty of people stay in Northgate for decades, and for good reason. A main-floor bedroom, a bathroom update or simpler landscaping can make a big home much easier to live in

If You're Thinking About Selling
Northgate homes tend to draw families looking for that school path and a little more room, so the things you loved about raising kids here are exactly what the next family is hoping to find. Highlighting the yard, the nearby trails and how the home lives for a family helps buyers picture themselves there.
If you’re 55 or older, Prop 19 may let you carry your current property tax base to your next home in California, which can make rightsizing within Walnut Creek more affordable than you’d expect. I always suggest confirming the details with your tax advisor.
Where Northgate Downsizers Often Land
Some of my clients want to stay close to their neighbors and church, so they look for a single-story home elsewhere in Walnut Creek. Some love the idea of walking to dinner from a downtown condo. And some are drawn to Rossmoor for the built-in community. There’s no wrong answer, only the one that fits how you want to live next.
“Carrie is a great realtor! She is passionate about what she does. She really cares about her clients and is always there to encourage during the process of selling or buying a home. It ‘s the many little things that she does that makes her stand out from other realtors. I highly recommend her! You will not be disappointed!”
Final Thoughts
Your Northgate home has held so many of your family’s best years. Whether you stay for ten more or start planning a move next spring, you deserve to make that choice with clear information and no pressure.
The next season here, or somewhere new, can be just as good as the last one.
