There’s a moment I love when I show someone Saranap for the first time. We turn off Olympic or Boulevard Way, the streets get a little quieter and a little leafier, and they say, "Wait, this is still Walnut Creek?"
Sort of. And that’s part of the charm.
If you’re looking for a single-story home with a bit more land, close to everything but not in the middle of it, Saranap deserves a spot on your list. And if you already live here and are thinking about moving on, it helps to understand what makes your neighborhood so appealing to buyers.
THE SHORT ANSWER
Saranap is an unincorporated neighborhood of Contra Costa County tucked between Walnut Creek and Lafayette, with Walnut Creek mailing addresses in the 94595 ZIP code. It’s known for ranch-style homes on larger lots, a small commercial strip along Boulevard Way, and quick access to Highways 24 and 680. Some homes fall within Lafayette schools and others within Walnut Creek schools, so always confirm by address..

What Makes Saranap Different
It’s not technically part of either city. Saranap is unincorporated, which means the county handles things like building permits and zoning. If you’re planning a remodel or an addition, that’s good to know up front.
The homes have personality. Because there was never one big developer stamping out the same floor plan, you’ll find a mix of mid-century ranches, cottages and updated modern homes, often on lots that feel generous compared with nearby neighborhoods.
The location is hard to beat. You’re minutes from downtown Walnut Creek, downtown Lafayette and both freeways, and the Rossmoor area is just down Tice Valley Boulevard.
There’s a story behind the name. Saranap traces back to the early 1900s commuter railroad and was named in honor of Sarah Naphtaly, the mother of the railroad’s developer.
Boulevard Way: Saranap's Little Main Street
The heart of the neighborhood is a short stretch of Boulevard Way, home to longtime local businesses like Belmont Hardware. The county has adopted a plan for the Boulevard Way corridor that keeps nearby single-family neighborhoods residential while allowing some mixed-use development along the boulevard itself.
Why Rightsizers Love It
A question I hear often from empty nesters is, "Where can we find a single-story home that still feels like a neighborhood?" Saranap is one of my favorite answers. Many homes are ranch-style, the streets are walkable, and you’re close to doctors, shopping and Rossmoor friends.
It’s also a lovely option for adult children who want to live near a parent in Rossmoor, close enough for a quick dinner but still in their own space.

If You're Selling in Saranap
Buyers who find Saranap tend to fall for the same things you did: the land, the quiet and the location. When I help a seller here, we focus on showing off the lot and outdoor living, and we make the location story easy to understand, since some buyers don’t know the neighborhood exists until they’re standing in it.
Be ready for questions about schools and permits. Having your school boundary confirmed and any permit history handy makes buyers feel confident.
“Carrie was an incredible resource for me as I navigated the process of selling my home. She was there throughout the process with thoughtful advice, a clear perspective, and a willingness to help whenever I had questions.
She is incredibly responsive, an excellent communicator, and someone I could count on to give me straightforward, practical guidance. Selling a home can be stressful and there are so many decisions along the way, and I really appreciated having someone with Carrie’s experience to turn to.
She genuinely cares about the people she works with, and I would absolutely recommend her to anyone looking for a knowledgeable, responsive, and trustworthy real estate professional.”
Final Thoughts
Saranap is the kind of place people stumble into and then never want to leave. If you’re lucky enough to live there, or you’re hoping to, it’s worth understanding what makes it special.
