Martinez, CA: A Local's Guide for Your Next Chapter

Illustration of the historic downtown Martinez arch over a tree-lined Main Street with golden hills behind

Martinez is its own thing, and I mean that as a compliment.

It's a waterfront town on the Carquinez Strait with a brick downtown, real history, and a slower pace than its neighbors. It's also the county seat, has its own Amtrak station, and is home to the John Muir National Historic Site.

I live here. Here's the honest version.

Why people love it here

  • Value. Martinez sits one step below Pleasant Hill on the price ladder. More home for your money.
  • Downtown character. Antique shops, local restaurants, and historic buildings along Main Street.
  • The waterfront. Shoreline trails and Strait views.
  • Easy travel. Amtrak downtown, plus quick access to 680 and Highway 4.
  • Solid schools. Generally a step up from Concord.

Let's talk about the refinery

Yes, Martinez still has an active refinery. It's a fair question, and buyers ask it. Where you live in town makes a real difference, and I'll walk you through it street by street. No sugarcoating.

Neighborhoods worth knowing

Hidden Lakes. The sweet spot. It borders Pleasant Hill, sits about as far from the refinery as you can get in Martinez, and has great freeway access. Martinez pricing with Pleasant Hill next door. It's my neighborhood. Biased, but right.

Downtown / Old Town. Older homes with character, walkable to Main Street and the train.

Alhambra Valley. More space, rolling hills, and a country feel just outside town.

If you're buying or selling here

For buyers, Martinez is often the smart move when Pleasant Hill feels just out of reach. For sellers, it's all about pricing right on the ladder, so you're not underselling against Pleasant Hill and not overreaching either.
