These two get used interchangeably, but they aren’t the same thing.
Downsizing means moving to a smaller home. Rightsizing means moving to a home that fits how you live now. Sometimes that’s smaller. Sometimes it’s about the same size with everything on one level. Sometimes it’s a better location, less maintenance or a floor plan that makes sense for this stage of life.
One thing I’ve noticed: when people shift from "how small can we go?" to "how do we want to live?" the search gets a lot more fun.
What to Look for in a Single-Story Home
Not all single-story homes are created equal. Here’s what I pay attention to when I walk through one with a client.
The entry. Count the steps from the driveway and the garage into the house. Fewer is better, and some can be modified later.
The primary bathroom. A walk-in shower, or space to create one, is worth its weight in gold. So is room for a grab bar down the road.
Hallways and doorways. Wider is easier for everything from moving furniture to future mobility.
The laundry. Inside the house and near the bedrooms beats a trip to the garage.
The yard. Big enough to enjoy, small enough to manage. Think patio and a few raised beds rather than a lawn that eats your weekend.
The guest room. If family visits often, keep a real guest room. Downsizing too far is one of the most common regrets I hear.
Where to Look Around Walnut Creek
Many established neighborhoods in Walnut Creek, Pleasant Hill and Concord have ranch-style homes, so single-level options are out there. They just don’t always last long, because a lot of buyers want the same thing you do.
If you want low maintenance and a built-in community, Rossmoor has some single-level homes. If walkability matters most, a downtown condo near BART, the shops and the restaurants can be a great fit. And if you want a little more space, nearby Pleasant Hill and Concord are worth a look.

The Timing Question
A conversation I have regularly: "What if we find the perfect single-story home before we’ve sold ours?" It’s one of the most common worries for move-up and rightsizing sellers.
There are good ways to handle it, from selling first and renting back, to buying first with a bridge loan or home equity, to making an offer contingent on your sale. Each has trade-offs, and I break them down in my guide to buying and selling at the same time in Walnut Creek.
If you’re 55 or older, Prop 19 is also part of the timing picture. You may be able to transfer your property tax base to a replacement home within two years of selling, which can make a move far more affordable than you expect.
What About Staying Put?
Sometimes the right answer is to stay and adapt. A main-floor bedroom, a bathroom remodel or a stair lift can make your current home work for years. I’m always happy to talk through that option honestly, even if it means you don’t move.
