Selling Your Walnut Creek Home After Losing a Spouse

The house is so quiet now.

His coffee mug is still in the cabinet. Her garden is still blooming out back. Every room holds a thousand small moments, and some days that’s a comfort. Other days it’s almost too much.

If you’re wondering whether you should stay or go, please know there’s nothing wrong with you for feeling both at the same time. You don’t have to have it figured out, and you don’t have to decide today. This is simply a place to start, whenever you’re ready.

THE SHORT ANSWER

There’s no deadline to sell after losing a spouse, and many people find it helps to wait until the first wave of grief has eased. When you’re ready, start with the paperwork: how the home was titled, whether it’s in a trust, and the tax picture. A surviving spouse may still qualify for the $500,000 capital gains exclusion if the home sells within two years of the date of death. Talk with your attorney and CPA before making big moves.

You Don’t Have to Decide Right Away

You may have heard the advice to wait about a year before making big decisions after a loss. It isn’t a rule. Some people truly need to move sooner, for money, health or simply because staying hurts too much. But if you have the choice, giving yourself time is a kindness.

A question I hear often is, "Is it wrong that part of me wants to leave?" No. Wanting a fresh start doesn’t mean you loved them any less.

Questions That Can Help You Think It Through

Does the house still fit? Think about the stairs, the yard, the upkeep your spouse used to handle, and whether you feel safe and comfortable there on your own.

Where is your support? If your kids, friends or church family are nearby, staying close to them matters more than square footage.

What does your budget look like now? Household income sometimes changes after a loss. A clear picture of your monthly costs helps you decide from a place of confidence instead of worry.

How do you feel in the house? Some people find deep comfort there. Others feel the absence in every room. Both are okay.

The Paperwork Side

I’ll keep this simple, because your attorney will walk you through the details.

How the home was titled matters. Whether it was held in a living trust, as community property, or in joint tenancy affects what needs to happen before the home can be sold. If it was in a trust, the process is often simpler.

Taxes are worth a conversation. A surviving spouse may still be able to exclude up to $500,000 of gain if the home is sold within two years of the spouse’s death and other requirements are met. In California, the home may also get a new, higher tax basis after a death, which can reduce capital gains significantly. Your CPA can tell you exactly how this applies to you.

If you’re 55 or older and buying again, Proposition 19 may let you bring your property tax base with you to your next home anywhere in California.

Sorting Through Their Things

This is often the hardest part. Please don’t let anyone rush you through the closet.

Start with the easy rooms, like the garage or the guest room. Invite family to choose meaningful items. Take photos of things you want to remember but can’t keep. And set aside a special box for the pieces that are simply theirs.

When you’re ready to let things go, it can help to know they’re going somewhere that matters. The Hospice East Bay Thrift Shoppes, with a location right on Newell Avenue in Walnut Creek, support hospice and grief care for local families. For many people, that feels like a meaningful place for their spouse’s things to land.

“Outstanding Experience with Carrie LaShell!

I hadn’t bought or sold a home in over 35 years, so I was understandably nervous about the process. Carrie LaShell made everything smooth, clear, and stress-free from start to finish. She was not only incredibly professional, but also warm, personable, and genuinely invested in helping me every step of the way.

Carrie took the time to explain everything in detail, answered all my questions with patience, and made sure I felt confident in every decision. Her knowledge of the market and attention to detail were impressive, and her communication was always prompt and reassuring.

I couldn’t have asked for a better experience. If you’re looking for a real estate agent who truly cares and delivers exceptional service, I would definitely recommend Carrie.”

If You Decide to Sell

You don’t have to do this alone, and you don’t have to do it all at once.

When I work with someone after a loss, we move at their pace. I coordinate the people who need to come through the house, like painters, cleaners, stagers and movers, so you aren’t managing a dozen phone calls. We talk through timing that works for you and your family. And if you’d rather not be home during showings, we plan for that too.

Some people move somewhere smaller and simpler here in Walnut Creek. Some choose a community like Rossmoor for the built-in friendships. Some move closer to their children. There’s no wrong next step, only the one that feels right for you.

Final Thoughts

Grief doesn’t follow a schedule, and neither should your decision about your home. Whether you stay for many years or feel ready to move sooner, you deserve to make that choice with support and without pressure.

Your home held a beautiful life. Wherever you go next, you carry that with you.

With you in every chapter, Carrie
