Living in Tice Valley, Walnut Creek: A Guide for Downsizers and Families Near Rossmoor

Maybe your mom just moved into Rossmoor and you’d love to be ten minutes away instead of forty. Maybe you’re thinking about Rossmoor yourself but aren’t sure you’re ready for a 55+ community. Or maybe you simply love the hills and the slower pace on the south side of Walnut Creek.

Whichever brought you here, Tice Valley is worth getting to know.

THE SHORT ANSWER

Tice Valley is the area along Tice Valley Boulevard on the south side of Walnut Creek, home to the Rossmoor 55+ community and surrounding neighborhoods. Locals use the Tice Valley Community Gym for drop-in indoor pickleball, the Rossmoor Shopping Center for everyday errands, and County Connection Route 1 to reach downtown Walnut Creek. It’s a natural fit for downsizers and for families who want to live near a parent in Rossmoor.

Where Tice Valley Is

Tice Valley follows Tice Valley Boulevard as it winds south from the Saranap and Boulevard Way area toward Rossmoor and the Lafayette border. The gated Rossmoor community fills much of the valley floor, with single-family neighborhoods and hills around it.

It feels a little tucked away, but downtown Walnut Creek, Lafayette and the freeways are all a short drive.

Everyday Life in Tice Valley

Errands close to home. The Rossmoor Shopping Center, at the entrance to Rossmoor, covers a lot of everyday needs without a trip downtown.

Staying active. The Tice Valley Community Gym at 2055 Tice Valley Boulevard is a city facility with indoor drop-in pickleball and basketball, and the Walnut Creek Pickleball Club actually got its start playing there.

Getting around. County Connection Route 1 runs between the Rossmoor Shopping Center and downtown Walnut Creek. Seniors 65 and older ride at a reduced fare with a Senior Clipper card.

Nature nearby. Tice Creek runs through the valley, and the hills around it make for beautiful views.

Rossmoor or a Home Nearby?

Downsizers often tell me, "We love the idea of Rossmoor’s community, but we’re not sure we want the rules or the age requirement yet."

Living in a nearby neighborhood can be a nice middle ground. You get the same location, the same shopping and the same friends nearby, with your own yard and fewer restrictions. Later, if Rossmoor feels right, it’s just around the corner.

And if Rossmoor is calling you now, remember that at least one resident must be 55 or older, and that co-ops and condos work very differently when it comes to financing and property taxes.

Living Near a Parent in Rossmoor

I have a soft spot for this one. When we moved my in-laws to assisted living, being close made such a difference, both for helping out and for simply getting to spend time together.  My own parents actually live in Roosmoor and love it!

If you’re an adult child thinking about living near a parent in Rossmoor, look at how quickly you could get there on a busy weekday if you lived in the Tice Valley area, and see how the location fits your own commute and routines.

“When it came time to sell my home of 40 years, I had personal relationships with several realtors - a neighbor realtor, the realtor that helped me buy the house (who has kept in touch with me all these years), and a friend realtor. In the end, I chose my friend of many years, Carrie LaShell. The old adage “never do business with family or friends” haunted me a bit, but I have seen Carrie operate on a professional level and had faith in her. But I had to convince my husband, as he was also selling his home of 37 years - and he didn’t have a great impression of realtors in general. She prepared and gave a presentation of comps on our homes, all the avenues she uses to advertise and market our homes, detailed checklists of how to prepare our homes to sell and for us to move, and many glowing references. Needless to say, we were blown away! And she did not disappoint. Carrie is connected to several realtor networks, great stagers, handymen, and house cleaners that know what it takes to prep a house for sale. My husband’s home sold in five days; then my house sold in five days! As always, there were some unexpected bumps on both sales, but Carrie steered us through them and kept us from stressing out. And we are still friends! I would highly recommend my friend Carrie LaShell to anyone who is planning to sell their home.”

Final Thoughts

Tice Valley is proof that a move can be about people as much as property. Being a few minutes from the people you love, or from a community that keeps you active and connected, can change everything about how a home feels..
